SEO vs Google Ads for house clearance businesses

How Google Ads works for house clearance
You bid to appear when people search for things like “house clearance near me” or “probate house clearance [town]”. You pay each time someone clicks your ad or calls from it.
The good:
- Fast. A well-built campaign can bring in calls within days.
- Controllable. You choose the searches, the area, the hours and the budget.
- Measurable. With call tracking, you can see what each enquiry and booked job cost.
- Flexible. Turn it up when you have capacity, down when you’re fully booked.
The not so good:
- You pay for every click, forever. Stop paying and the calls stop.
- Clearance clicks can be expensive in competitive areas, so a badly set up account burns money fast.
- It needs managing. Search terms, negative keywords and bids need regular attention.
How SEO works for house clearance
SEO is the work that gets your business into the map pack and the free results: your Google Business Profile, reviews, your website’s pages and speed, and mentions of your business elsewhere online.

- Trust. A lot of people trust the map pack and reviews more than ads.
- It compounds. Reviews, pages and links keep working for you month after month.
The not so good:
- It takes time. How long depends on your competition and starting point. It isn’t days.
- Less control. Google decides who ranks. Nobody can guarantee a position.
- It needs consistency. Reviews and updates have to keep coming.
So which first?
It depends on where you are.
Choose Google Ads first if…
- You need more work now: a new van to pay off, a quiet patch to fill
- Your Google Business Profile is new or has few reviews
- You’re trying to break into a town where you have no visibility yet
Choose SEO first if…
- Your budget is tight and you can’t afford to pay per click yet
- You already get some calls from the map pack and want more of them
- Your Google Business Profile and website have obvious, fixable problems
Do both if…
- You want steady work now and lower costs per job later
- You’re ready to grow beyond one or two vans
For a lot of established clearance businesses, running both is the sensible place to end up: ads for predictable, controllable calls, and SEO building up the free visibility that brings the average cost per job down over time.
The bit that matters for both: trust
Whichever you choose, house clearance customers need to trust you before they ring. They’re often clearing a loved one’s home, or handling a property on a deadline. Both your ads and your organic listings send people to the same place: your profile and your website. If those don’t show reviews, real photos, your waste carrier licence and a clear process, you’ll pay for visibility that doesn’t convert.
